Leonardo Hotels uses strategic partnerships to drive expansion
The hotel group is making multi-million investments in lifestyle and individual hotels in particular
Berlin, 1st April 2025 – Leonardo Hotels Central Europe is continuing to pursue its course of expansion by investing in the future. The Fattal Partnership III, which was established in January 2024 and has an investment volume of €419 million, represents a key milestone for the company’s growth strategy. €217 million of this sum is being provided by Fattal Properties (Europe). Over the period of a single year, 23 hotels in the Netherlands, France, Spain, Italy, Germany, Ireland and the United Kingdom have been acquired for a total of around €604 million as part of this partnership. Leonardo Hotels took over 12 hotels in the Netherlands for approximately €370 million in July 2024 alone. A new partnership, the fourth of its kind, is already at the planning stage. The lifestyle brand NYX Hotels by Leonardo Hotels, for which several properties are in the pipeline, is one of the engines of expansion. The group is also committing strongly to its new Leonardo Limited Edition brand, a carefully curated collection of individual hotels.

NYX Hotels: a lifestyle experience for modern travellers
In the lifestyle segment, Leonardo Hotels is seeking to deploy innovative ideas which focus on delivering a sophisticated experience for young and design-savvy guests. The NYX Hotels by Leonardo Hotels brand represents metropolitan chic, a creative approach and a lively atmosphere. NYX Hotels are aimed at trend-aware travellers who are looking for somewhere which reflects the life and culture of the city rather than merely a place to sleep. The NYX Hotel Berlin Köpenick will be opening this spring following extensive renovations which have produced a modern look, a sense of urban flair and a highly original overall concept. Further hotels in Rome, Leipzig and Brno are in the pipeline too.
The NYX Hotel Rome, which will open for business in the summer of 2025 after a comprehensive facelift, will be a real highlight. This spectacular hotel embraces the inimitable unconventionality and creativity of the NYX design to combine the classical elegance of Rome with contemporary panache.
Its 324 rooms and suites provide spacious accommodation as well as generating a special atmosphere which mirrors the city’s style. Guests can look forward to a smart bar, an elegant restaurant, and an inner courtyard complete with outdoor pool which provides the perfect backdrop for relaxation and celebration. Three conference and function rooms will be available for business travellers. These will offer the ideal location for all kinds of meetings and events.
Leonardo Limited Edition: a new brand for extraordinary individual hotels
The introduction of the new Leonardo Limited Edition brand constitutes a further milestone. This curated collection of stand-out individual hotels encompasses properties of historical significance which feature a unique character and an exclusive design. It includes iconic hotels such as The Dilly in London and The Grand Brighton. The Nikolai Hotel in Hamburg became the first German brand member in 2024. The latter offers 94 individually designed rooms and suites and is housed in a listed building beside the Nikolai Fleet Canal which echoes the charm of Hamburg’s Hanseatic past. The Hotel Alden Splügenschloss in Zurich is the smallest five-star hotel in the city. Its 22 impressive suites meet the very highest standards. The Mannheimer Hof is returning an element of lost glamour to the city centre. The Posthouse in Berlin, which has its home in a former post office near Potsdamer Platz, is scheduled to open in spring 2025. The Badischer Hof in Baden-Baden is the newest addition to this stylish collection. Its unique history as a Grand Hotel which went on to become Germany’s first Palace Hotel makes it a perfect match for the Leonardo Limited Edition.
A strategic focus on further growth
Plans are in place for new hotels in Germany and in neighbouring countries over the coming years, and average annual growth of 10 percent is being targeted. There will be a particular focus on expanding the group’s portfolio in France as well as in the Scandinavian, Croatian and Serbian markets.
Investments in existing hotels are also taking place alongside the expansion plans. The Leonardo Royal Warsaw, for example, has been extended to include 184 new rooms. This brings overall capacity to 362 rooms. Its public areas have also undergone extensive renovation works in order to ensure the highest degree of comfort and modern standards. In 2024, Leonardo Central Europe upgraded around 1,000 rooms and bathrooms across various hotels. Modernisation works of the same scale have been scheduled for 2025.
Leonardo Hotels Central Europe is using this broadly based growth strategy to continue its course of expansion in robust fashion and to establish itself as a leading player in the European hotel sector.
